What We Handle
Property legal services
Residential Conveyancing
Buying or selling your home is a major transaction. We manage the entire legal process — from instruction to completion — keeping you informed throughout and protecting your interests at every stage.
Remortgaging
Switching mortgage lender or releasing equity requires legal work. We handle remortgages efficiently, with clear communication and competitive fixed fees.
Commercial Property
Whether you're purchasing commercial premises, negotiating a lease, or managing a portfolio, our commercial property solicitors provide strategic advice and meticulous transactional work.
Landlord & Tenant
We advise both landlords and tenants on all aspects of the letting relationship — tenancy agreements, deposits, possession proceedings, and rent disputes.
Lease Extensions & Enfranchisement
Extending a lease or purchasing the freehold are significant decisions with long-term financial implications. We advise leaseholders and freeholders on their rights and the legal process.
Property Disputes
Boundary disputes, rights of way, restrictive covenants, and adverse possession claims all require specialist property litigation. We resolve disputes efficiently — through negotiation where possible, litigation where necessary.
The Conveyancing Process
What to expect when buying or selling
Instruction & Identity Checks
We take your instructions, conduct required identity checks, and obtain the title documents and searches necessary to proceed.
Review & Report
We review all title information and searches, and report to you in plain language on what we've found, any issues, and what they mean for your transaction.
Exchange of Contracts
Once all parties are ready and a completion date is agreed, contracts are exchanged. At this point the transaction becomes legally binding.
Completion
On the completion date, funds are transferred and keys are released. We handle the post-completion formalities — registration at Land Registry and SDLT returns.
Common Questions
Property law questions answered
How long does conveyancing take?
For a straightforward freehold purchase, 8–12 weeks is typical. Leasehold properties, chains, or complications with title can add time. We'll keep you updated throughout.
What is Stamp Duty Land Tax?
SDLT is a tax paid by purchasers of property in England. The rate depends on the purchase price, whether you're a first-time buyer, and whether you already own property. We'll calculate your SDLT liability as part of our service.
What searches are needed?
Standard searches include local authority, drainage, environmental, and chancel repair checks. We explain what each reveals and will recommend any additional searches appropriate to your property.
Can I use my own solicitor for a property purchase?
Yes — you are always free to choose your own solicitor. You are not obliged to use any firm recommended by your estate agent or mortgage broker.
